Extension to Holiday Caravan Park, Lincolnshire

Planning permission granted for an extension involving 24 additional static caravan pitches to an existing holiday park.
We prepared a comprehensive Planning Statement that addressed all key considerations, including planning policy compliance, landscape impact, flood risk, and highway matters. Throughout the pre-application and post-submission phases, we provided ongoing advice to ensure all issues were successfully resolved.

Recommencing Barn Conversion after 25 years, Norfolk
October 2023

Certificate of Lawful Existing Use granted, establishing that conversion works to agricultural barns had been lawfully commenced under a 1990s planning permission.
Our client was purchasing barns with the intention of completing the development. However, the original planning consent had been subject to amendments, and the Council retained only partial records. We successfully secured a Certificate of Lawful Development, establishing that works had—on the balance of probabilities—been carried out in accordance with the approved scheme.
Following this, we submitted Section 73 and non-material amendment applications to establish amended access and design details in accordance with the client's requirements, allowing the project to move forward after a 25-year hiatus.

New Build Holiday Let Units, Lincolnshire

Planning permission granted for a two-storey building containing three holiday let units (two five-bedroom and one four-bedroom) with year-round holiday use.

These new-build units complement an existing farm building previously converted to provide three holiday let units, creating a comprehensive holiday accommodation offer. We managed the planning application process, addressing policy considerations around countryside tourism development, design quality, and highways access.

The development supports rural diversification whilst providing high-quality visitor accommodation in a sustainable location.

Grade II Listed Building Residential Conversion & Extension, Norfolk Broads

March, 2022
Planning permission and Listed Building Consent granted to transform a Grade II listed windmill and pumphouse on the River Bure into a riverside residence, annexe, and visitor centre.

This complex and prestigious project required sensitive handling of heritage considerations within the Norfolk Broads National Park. We project-managed the entire application process, coordinating specialist consultants and preparing comprehensive supporting statements to demonstrate how the conversion would preserve the building's special architectural and historic interest whilst securing its long-term future.

Close collaboration with conservation officers and the Broads Authority ensured approval for a scheme that balances heritage preservation with contemporary residential use.

Planning permission secured for nine dwellings on a mixed brownfield and greenfield site, located partly on a former builders' yard and partly on horse paddocks.

We undertook pre-application consultations with the local planning authority to shape an acceptable scheme, then prepared the planning application supported by a detailed Planning Statement. We also project-managed the process and coordinated input from specialist consultants, ensuring all technical matters were addressed comprehensively.

Holiday Static Caravan Development

February 2022
Planning permission obtained for 24 static caravans at an established golf and leisure facility.

We provided a full-service offering, including pre-application enquiries, layout drawings, preparation of the planning application, and a comprehensive Planning Statement. We also project-managed the entire process, coordinating consultants to ensure a robust application.

The approval allows the golf club to diversify its leisure offer, creating a new revenue stream whilst enhancing visitor facilities.

Planning appeal won following refusal of an application for an equestrian shop located on a farm.

The clients approached us after their initial application was refused, with the main issues relating to highway safety and farm diversification policy. We prepared and submitted a comprehensive appeal, addressing the Council's reasons for refusal and demonstrating compliance with planning policy.
​
The Inspector allowed the appeal, granting planning permission and enabling the farm diversification enterprise to proceed.

Planning permission secured for 39 holiday lodges on an existing golf course.

Following our client's acquisition of the golf course, we prepared a detailed planning application supported by a comprehensive Planning Statement. This addressed planning policies relating to landscape impact, retention and enhancement of sporting facilities, increased participation in golf, highways considerations, settlement strategy, and flood risk.

The approval enables the creation of a high-quality holiday destination whilst retaining and enhancing the golf course facilities.

Care Farm Manager's Lodge, Suffolk

July, 2021
Planning permission granted for an on-site manager's lodge at Pathways Care Farm.

We're proud to have been supporting Pathways Care Farm on a pro bono basis since shortly after it opened in 2016, as our way of giving back to this vital community facility. This latest project involved securing permission for residential accommodation, enabling on-site management and supervision of the care farm's activities.
​
The approval ensures the care farm can continue to provide valuable therapeutic and educational services to vulnerable individuals.

Planning permission obtained for a manager's dwelling to serve an existing boarding kennels business in the countryside.

We provided a comprehensive service, from selection of architects and consultants through to project management of the entire process. Our supporting statement demonstrated the functional need and business case for an on-site dwelling, addressing countryside dwelling policy requirements.

Reserved matters approval secured for Phase 2 of a major residential development, comprising 246 dwellings (335 dwellings total including Phase 1 approved in 2019).
​
We negotiated with planning officers and prepared a detailed Design & Access Statement with particular regard to maintaining important visual links between historic buildings and Wymondham Abbey. We also project-managed the process and coordinated input from specialist consultants.
​
The scheme demonstrates how large-scale residential development can be sensitively integrated within a historic town setting.

Detailed planning permission obtained for 322 dwellings on a strategic allocated site.

We were involved from the outset, having promoted the site for allocation in the Local Plan. For the application stage, we managed a comprehensive team of specialist consultants covering visual and landscape impact, highways, drainage, archaeology, arboriculture, road noise, biodiversity, and minerals assessment. We also prepared the supporting Planning Statement.
